Shopping center Mols, located at Krasta Street in Riga, is undergoing a transformative redevelopment that will reposition it from a traditional suburban mall into a vibrant, mixed-use urban destination. Situated in the historically developed Latgale neighbourhood on the right bank of the Daugava River, just south of the city centre, the property benefits from a strategic location along a national road with excellent visibility from Krasta Street. The site enjoys outstanding connectivity by car via different highways, as well as convenient access to key infrastructure, including the Freeport of Riga, the historic city centre, and the Rail Baltica station, which can be reached within minutes. Two nearby bridges provide efficient connections to districts on the opposite bank of the river, while strong public transport links ensure direct access to the city centre in approximately 23 minutes.
The redevelopment introduces a new “city format” concept that prioritizes people, public space, and everyday usability over car-oriented retail. Unlike traditional suburban shopping centres focused on large parking fields and occasional visits, the new Mols is designed as an active urban hub where visitors can shop, work, dine, exercise, attend events, and spend leisure time on a daily basis. The project integrates retail, dining, services, a sports complex and gym, coworking areas, family entertainment, a hotel, and a dedicated event space, creating a dynamic mixed-use environment under one roof. The repositioning emphasizes human-scale design, pedestrian and micro-mobility access, street retail activation, and a strong social and cultural program.
A defining feature of the redevelopment is the creation of a new elevated city square, planned to be one of the largest public squares in Riga. This central public space, surrounded on three sides by active building façades and positioned above the enclosed parking structure, will serve as a year-round meeting point for residents and visitors. Designed to host seasonal markets, city events, concerts, outdoor cinema, exhibitions, and winter activities, the square introduces a unique civic dimension to the project. Additional terraces, rooftop areas, gym, outdoor facilities, viewpoints, hotel courtyards, and event space terraces further extend the public realm vertically, transforming the property into a multi-layered urban destination.
Upon completion, the renewed centre will comprise approximately 96,900 m² of total gross building area, including 50,500 m² of net leasable area, with 1,069 indoor parking spaces integrated into the structure. The retail component will include over 13,600 m² dedicated to fashion tenants and more than 34,400 m² allocated to additional retail, dining, and service operators, complemented by a 6,100 m² hotel and a 1,950 m² event space. The project has received its building permit.
With a strong catchment area, including over 410,000 residents within a 15-minute drive and nearly one million people within a one-hour drive, and a forecast of more than five million visitors annually, the renewed Mols is set to become a key urban destination in Riga, combining commercial strength with vibrant public life.
